The Challenge: In March of 2018, a severe storm bringing high winds caused part of the existing EPDM roof membrane at the school to become delaminated and fold over itself. The challenge was to design a replacement roof system with enhanced wind uplift resistance. Thus, tighter adhesive spacing and denser coverage was used in the installation of the cover boards, insulation boards and roof membrane.
Project Scope:
Remove existing roofing materials down to existing concrete and tectum roof decks. Repair existing spalled deck as required.
Install new fully adhered slip resistant 72mil thermoplastic PVC roof and flashing system, including adhered high density coverboard, adhered insulation and self adhered vapor retarder.
Install new roof edge wood blocking, seamless aluminum gutters, downspouts and edge scuppers.
Repair chimney.
Remove and replace existing drains with new extension type drain assemblies.
Remove and dispose of existing roof access ladders and install new OSHA compliant roof access ladders.
Remove existing penthouse wall panels and install new plywood, self adhered weather resistive barrier and aluminum s-panel system, including flashings.
Remove and replace the deteriorated penthouse access doors with new hollow metal door.
